Torn Between Two
Houses?

As
you find yourself heavily immersed in the house-hunting
mode, you may encounter a situation in which you're torn
between two houses. Perhaps you and your spouse each have a
favorite, or perhaps you both like two houses equally - or
think you do.
Making a final decision and determining which house to
make an offer on shouldn't be taken lightly. The decision
should be made rationally and not guided by emotion.
Of course, you may not have the luxury of taking your
time on deciding which house you'd like to pursue. You may
be in a market in which homes in your price range get
snatched up as quickly as they go on the market, perhaps
even attracting multiple offers.
But in some situations, you may find yourself torn
between two houses. Sometimes the easiest thing to do is
take pen to paper and outline your family's needs, your
budget, and the pros and cons of each house.
Some things you'll want to compare include:

Hilo
Brokers Agent Offers
Commission Back Guarantee

REALTOR®
Salesperson, Brady Byers, of Hilo Brokers, Ltd., introduces a
radical offer to her clients. As far as we can tell, she is
the only REALTOR® on the island that offers “satisfaction
guaranteed or my commission back.” Brady is so confident you
will be satisfied with her service and marketing of your
property, she is willing to put her commission on the line.
How many REALTORS® are willing to do that?
Brady estimates the number of clients she’s
represented has increased threefold since the announcement,
even in such a slow paced market.
"The most beneficial aspect," she says, "is showing
people there are still REALTORS® out there who are willing to
work hard for their commissions. I have never been requested
to give my commission back, and my clients appreciate the fact
that I go overboard to be sure they know I earned my
commission."
Brady follows-up each transaction with a survey,
allowing her clients to rate her service and comment on
anything she could improve upon in the future. To learn more
about Brady's "satisfaction guaranteed or my commission back"

Planning
to move this summer? You're not alone -- summer is the busiest
time of year for professional movers, according to the
American Moving and Storage Association. It's an arduous
process, but these tips will make your transition much
smoother.
- If you're
planning to use a moving company, call now. As busy as they
are, they usually need plenty of notice -- often at least
six weeks or much more if you're moving a long distance.
- Be sure to build
in some overlap between the closing/possession date of your
new home and the last day of the lease on your rental (or
closing date of your current home). Moving always takes much
longer than you think. If you want to make any changes to
your new home -- for instance, paint some walls, put in new
carpeting or refinish wood floors -- plan enough time to do
it BEFORE you move in so your furniture and belongings are
not in the way.
- Pare down your
belongings. There's no sense moving things you don't need or
want. Look through your house for rarely used items. Discard
anything that's beyond repair, have a yard sale to get rid
of the rest, and plan to load unsold merchandise into your
car right away so you can take it to the charity of your
choice.

Each
month we'd like to spotlight a local area, and we'll begin with . .
.
A Spotlight on Hilo
 Hilo
is the second largest city in the State of Hawaii, and a tropical
university town. It is nestled on beautiful Hilo Bay, at the
entrance to the valley between Mauna Kea and Mauna Loa mountains.
Hilo has been slower to change than much of the rest of the
state—yet today, it feels like it is “getting its groove.” There are
still plantation-style homes with old Japanese furo tubs, abundant
cultural parades downtown, and hula taught at the schools.
Meanwhile, we hold Science Fairs at the mall, support the famous
Keck Observatory on Mauna Kea, one university and one community
college, sometimes cutting edge entertainment, a few Starbucks, a
Home Depot and several local-style Internet cafes in the area.
We have a diverse bunch of people who seem to jump at
the chance to close off traffic downtown at the bay front to
celebrate. We have a Korean Festival, Chinese New Year celebration,
Mardi Gras, Portuguese Festival, Lantern Festival and Christmas
Parade. Two of my favorite festivities I have the opportunity to
co-sponsor each year are the famous Merrie Monarch Festival, which
draws Hula dancers from all over the Pacific and holds the focus
here for an entire week around Easter, and the King Kalakaua
Festival held in August.
We have rock, reggae and Hawaiian music concerts
shutting downtown for one night in September every year. We have a
“Trash Fashion Show” every year, and sometimes we put our County
Council members on tricycles and get them to race against each
other! Our shops at the waterfront are not just for tourists. We
support our downtown shop owners by holding a dress-up Black and
White Night in the fall and further festivities on the first Friday
Night of each month.
Our Palace Theater and the University attract
international talent and provide a forum for amazing local drama,
dance and music productions. Three main movie houses (Palace
Theater, a multi-screen cinema house and the Kress Theatre that
features $1 admission) provide a wide range of movies. The art
galleries carry beautiful wooden bowls, photography, textiles,
paintings, Hawaiian quilts, glass work, stone sculpture and koa
furniture—incredibly inspired and crafted.
It is a wonderful place to raise a family to appreciate
old customs and elders—whilst looking towards space, aquatic and
energy-saving sciences. We specialize in parks and outdoor sports.
Soccer fields get bay front billing along side Frisbee players and
the dedicated paddlers!
Hilo homes include plantation cottages near town center
to the palatial modern mansions of Sunrise Ridge. Beachfront condos
to cool mountain chateaus with fireplaces are within a 15 minute
drive of each other. Come and check us out, and let me help you find
your special place here!

Learn Hawaiian: Word Order
Like many other languages, the
ordering of words is opposite of English ... nouns follow
the adjectives. For example, in English we would say, "The
big red car". In Hawaiian we would say, "Ke Ka'a Nui 'ula"
(The car big red).This
month's featured word:
Kapu
- (ka-poo)
Prohibited, forbidden, no trespassing, keep out, taboo. If
you see a sign reading "Kapu" on the property, do not enter.
